Q:
"In your add you say the project is 7,700 sq ft. Then in an answer to a question you say it's .33 acres. 1 acre is 43,560 sq ft. .33 acres would be 24,375 sq ft +-. 7,700 sq ft would be less then .18 of an acre. Could you please clarify the sq footage of the lot. What are the dimensions. What are the setbacks and minimum square footage for a building lot in an R1 zone"

- Asked by #563590 11/20/2015 04:31 AM
A:
10,500 is the borough's asking minimum price, but obviously any bids made will be presented to council for consideration

Q:
"Is this the back yard to the existing home on the property? If so is the existing home a rental property? And is there a driveway? If not, How would one enter the property?"
- Asked by #4722415 01/06/2016 02:23 AM
A:
This is not the back yard for the existing home in the photo, it is a separate vacant lot. The home is located on a separate lot and is owned by another borough resident. There is no driveway. There is road frontage on 3 sides of the lot, a driveway would have to be added if desired.

Q:
"Are there any outstanding lein's, back taxes etc. owed on property?"
- Asked by #9670562 10/22/2016 01:38 PM
A:
No there are not. However, the borough is not warranting the property in any way, so I would suggest doing an independent investigation as well. (edited on 10/24/2016 08:46 AM)

Q:
" Hello, Is this a buildable lot? Thanks."

Yes, but it would depend on the dimensions of your structure. I would recommend directing your question directly to the borough zoning officer.

"is it even large enough to put house on ? 60ft ? doesn't make it"
- Asked by #13554917 10/13/2018 11:41 AM

I would defer to the borough zoning ordinance for setback requirements However, a variance could also be applied for if a home is being built

Q:
"If the tree were cleared would a trailer home be allowed on the lot?"
- Asked by #21311336 03/30/2019 03:02 PM

A mobile home would be a permitted use. So it would depend on the size for setback purposes

Q:
"Would a “tiny home” be permitted? "
- Asked by #23082744 08/04/2019 11:10 AM

That would be a question for the zoning officer, but a variance can be applied for

Q:
"According to Luzerne County Property Assessment Database. It was sold for $500 in 2014. It also said the assessed land value is $0.00. Why are you asking for so much money for the lot? I would also like to know if this lot is build able and does it have access to public water and sewer?"
- Asked by #6851433 11/01/2019 11:07 PM
A:
The asking price is set by council based on several factors, including money the town has into the property. Whether the lot is buildable depends on what you are proposing to build. I would defer to the zoning ordinance. It has access to water and sewer.
